Bayview

Bayview stands at the eastern entrance to Cascais, one of Greater Lisbon's most recognisable locations: it was here, in 1973, that Portugal's first hypermarket opened, then under the Pão de Açúcar banner.

The project transforms a site occupied by a hypermarket and its vast surface car park into a new centrality for the municipality, which also brings forth a large public garden. The design of the whole complex responds to one central aim: to remove the mass of cars. Parking, loading and unloading, and technical areas, on three different levels, are buried beneath almost the entire site, freeing the surface for a broad, mature public garden that did not exist before. The landscape proposal unites all the plots with green roofs and vertical gardens, creating a continuum that connects to the public park and to the private courtyards and terraces of the homes. In all, around 1,600 parking spaces were achieved at BayView on the underground levels, freeing the surface for a large garden, a good part of it open to the public and the remainder for the private use of the apartments and the condominium. The complex is organised into four plots and a shared public park, with landscape design by architect Francisco Caldeira Cabral. Plot 4, exclusively commercial, is occupied by Auchan, LEED Silver certified, concealed within the terrain, with its food court on the landscaped roof, serving as a backdrop to the neighbouring apartments. Plot 2, residential, distributes 35 apartments in south-facing terraces; Plot 3 divides 17 apartments between two blocks linked by walkways, with private swimming pools on the ground and roof levels. Plot 1 brings together 61 apartments in four blocks — A and B to the north, C and D to the south — served by a shared amenities area with swimming pool, gym, steam room, sauna and massage rooms.

As an urban operation, Bayview was the first Execution Unit in the municipality of Cascais — the instrument that allows the architecture of the four plots, the public garden and the urbanisation works to be treated as a single project, carried out in phases without ever interrupting the operation of the existing Auchan on the site. Over eleven years of design and construction, this coordination brought together the client, Auchan, Cascais Town Council and many other partners and bodies in a single process of design and construction.
